DPLS Private Sector Maintenance Officer

The role is responsible for building relationships with landlords within the Council’s Private Leasing Scheme. Managing day to day repairs and works arising from voids. and lettings agents in order to secure alternative housing options for people owed a statutory duty under homelessness legislation. The officer will also be expected to confidently make suitable offers of accommodation and discharge the Council’s housing duties within the meaning of The Housing Act 1996

Duties and responsibilities will include:

• To manage the maintenance requirements of all properties within the Dartford Private Sector Leasing Scheme both whilst tenanted and during void periods.
• To carry out 6 monthly visits of all properties within the Dartford Private Leasing Scheme and compile a report for the landlord of the property.
• Survey all properties within the Dartford Private Leasing Scheme and temporary accommodation properties for category 1 hazards.
• Assist with enforcement of annual Gas warrants when needed.
• Request EPC, Electrical and Gas certificates for all properties with the Dartford Private Leasing Scheme and temporary accommodation.
• Ensure all property compliance including fire risk assessments is up to date
• Understand Awaabs Law and the impact of damp and mould on the health of a household
